DAMP PROOFING · SURVEY FIRST

Understand the damp.Plan the right repair.

A damp patch is a symptom, not a diagnosis. Start with a survey of your Lincolnshire property, then a tailored quote for the work your home actually needs.

FIND THE CAUSE BEFORE CHOOSING THE FIX

A considered approach to a healthier home.

For your own home, a rental property or a managed portfolio. The survey helps establish what is happening, what needs further investigation and which work is appropriate.

Survey the signsDetails

Tell us about staining, damaged plaster, peeling paint, musty smells or recurring moisture. The affected areas and accessible building details are assessed in context; a meter reading alone does not establish the cause.

Understand the sourceDetails

Possible causes include rain penetration, leaking plumbing or rainwater goods, condensation and moisture from the ground. More than one factor can be involved. Not every low-level damp patch is rising damp.

Quote for suitable workDetails

Recommendations depend on the findings, building materials, extent of damage and access. Agree the proposed scope and quote before work starts—not a one-size-fits-all treatment.

LOOK BEYOND THE SURFACE

The right work starts with the right questions.

Simply covering a stain or replacing plaster can leave the source of moisture unresolved. A survey-led approach looks at the property as a whole, rather than treating the visible patch in isolation.

  • Inside and outside

Accessible internal finishes, external walls, ground levels and rainwater details can all offer clues. Access restrictions and any need for specialist or further investigation should be made clear.

  • Appropriate treatment

The answer may involve repairing a defect, managing ventilation or specifying damp-proofing work where justified. A chemical damp-proof course is not the default solution for every property.

  • A clear scope

Discuss the recommended work, preparation, access and making-good requirements before accepting a quote. Drying and redecoration depend on the cause, materials and conditions.

FROM FIRST ENQUIRY TO TAILORED QUOTE

Survey first. Then decide.

1. Tell us what you have noticed

Share the property address, affected rooms, how long the issue has been present and whether it changes after rain or in colder weather. Mention previous repairs, reports and any photographs available.

2. Arrange the survey

We will discuss the survey scope, access, availability and any survey charge before booking. Landlords and agents should include tenant or keyholder arrangements and who can authorise work.

3. Review the proposed work and quote

The findings guide the next steps. Where further investigation is needed, this is clarified before a treatment is specified. Any proposed work is quoted for your property, with the scope agreed before it begins.

USEFUL TO KNOW

Your questions, answered.

Can you quote without a survey?

An enquiry helps us understand the issue, but damp-proofing work needs an appropriate assessment. The survey informs the recommended scope and tailored quote; there is no fixed treatment price on this page.

Does damp always mean a failed damp-proof course?

No. Condensation, rain penetration, leaks and other building defects can produce similar signs. The cause needs to be investigated before selecting a treatment.

Can you help landlords and managing agents?

Yes. Include the property address, tenant access arrangements, any existing reports and your authority to arrange a survey. Tell us who should receive the quote and approve any work.

What about older properties?

Tell us about the building’s age, construction and any listed status. Materials and traditional construction need to be considered, and specialist advice or permissions may be required before work.

Will redecorating solve the problem?

Not if the underlying source is still present. Deal with the cause first and agree suitable drying and making-good arrangements before redecoration.
