FOR THE HOMES YOU LOOK AFTER
One home or a whole portfolio.
Tell us why you need the inspection. We’ll help define the right residential electrical testing scope before an appointment is agreed.
Homeowners & buyersDetails
Understand the condition of an existing installation, investigate concerns or plan ahead for a purchase or renovation. An EICR is not a building survey or a guarantee against future faults.
Discuss your homeLandlordsDetails
Plan the five-year electrical inspection and testing required for covered rental properties in England, or an earlier check where the existing report specifies one. We consider report dates, tenant access and deadlines from the outset.
Discuss your rental propertyManaging & letting agentsDetails
Bring together property addresses, keyholders, tenant access, purchase-order requirements and authorised report recipients. Multi-property scheduling is agreed individually.
Discuss your portfolioWhat is an EICR?
An Electrical Installation Condition Report records the condition of the fixed electrical installation at the time of inspection and testing. It covers the agreed installation, its findings and any limitations. It is different from a certificate for newly installed electrical work and from portable appliance testing.

CLEAR FINDINGS. PRACTICAL NEXT STEPS.
More than a box to tick.
An EICR is a substantial assessment of the fixed installation, not simply a quick plug-in socket check. It helps identify deterioration, damage and potential electrical hazards, with findings recorded in a formal report.
Inspection & testing
A qualified, competent person inspects and tests the agreed fixed installation, including circuits, sockets, the consumer unit and protective measures. Access and limitations are recorded; testing may require the electricity to be switched off.
A written condition report
Receive an EICR recording the observations, overall outcome and recommended next inspection date. If issues are identified, the report explains what requires attention; a satisfactory result depends on the actual findings.
Follow-up, without assumptions
Where further investigation or remedial work is needed, its scope, cost and any further testing are agreed separately. The report is not automatic permission to carry out repairs.
BEFORE THE VISIT
A little planning makes it simpler.
What affects the quote and appointment?
Property size, the number of circuits and consumer units, installation complexity and access affect the scope and time required. Send the address, property type and any previous electrical report. Prices and availability are confirmed before booking.
What access is needed?
Discuss access to the consumer unit, sockets, switches and relevant rooms. Agree tenant notice, keys and expected power interruptions, particularly where anyone relies on powered equipment. Do not remove covers or touch wiring to prepare for the visit.
What should an agent or landlord provide?
Include the number of properties, existing report dates, known concerns and any deadline. Confirm your authority to arrange access, who can approve additional work and who is authorised to receive the report.

Your questions, answered.
How often does a rental property need testing?
For tenancies covered by England’s electrical safety regulations, the fixed installation must be inspected and tested at intervals of no more than five years, or sooner if the report requires it. The rules depend on the tenancy; follow the report and current guidance.
Does every homeowner have the same five-year legal duty?
No. The rental-property requirements are not a blanket five-year legal duty for every owner-occupied home. Discuss the installation’s age, condition, previous report and any concerns with a qualified, competent electrician.
Is an EICR the same as PAT testing?
No. An EICR concerns the fixed electrical installation. Portable appliance inspection and testing is a different scope; one does not replace the other.
What if the report is unsatisfactory?
The findings determine the next action. Danger requires urgent attention. Where the rental regulations require further investigation or remedial work, it must be completed within 28 days, or sooner if specified in the report. Repairs and further testing are not automatically included.
Can you help with several properties?
Yes, send the addresses, existing report dates and access arrangements so the scope and scheduling can be discussed. Appointments, report arrangements and prices are confirmed before booking.
England guidance checked 27 October 2026. See GOV.UK electrical safety guidance for rented homes. Requirements and exceptions depend on the tenancy.
