KEEPING AN EYE ON THINGS

Need regular roof checks?

Ask about planned repeat visits, including quarterly checks. The scope, frequency and price are agreed individually.

Discuss repeat visits

Starting prices are per survey. Final cost depends on roof size and complexity, location, safe access, the survey method and the reporting required. VAT is shown at 20%. Repairs, pest treatment, proofing and specialist structural advice are separate from the visual survey.

LOOK BEYOND THE OBVIOUS

Useful detail, from the top down.

You do not need a confirmed pest problem to arrange a roof survey. Start with the concern you have and the parts of the building you want assessed.

01 / ROOFLINE

Visible condition.

Accessible roof surfaces, tiles, edges and roofline details can reveal visible areas of concern. The agreed viewing method and access determine what can be assessed.

02 / ENTRY ROUTES

Possible pest access.

Gaps around eaves, soffits and other roof details may need a closer look. Sounds or animals moving on a roof do not, on their own, prove an infestation inside.

03 / NEXT STEPS

A clearer record.

Agree the photographs, footage or findings summary you need before booking. Visible concerns can help you decide when a roofer, pest specialist or further investigation is needed.

YOUR ROOF. YOUR REASON FOR CHECKING.

From a first concern to a planned check.

A survey can help when you have noticed activity overhead, want to document a visible concern or need a repeat check of a building you look after.

  • Homeowners

Describe what you have seen or heard, and where. Photographs taken safely from the ground are a useful starting point.

  • Businesses and property managers

Include the building’s use, the roof areas involved, site access, keyholder arrangements and the evidence you need.

  • Planned repeat visits

Regular visual checks can help you compare changes over time. Agree the frequency and scope for your site; each survey records only the conditions visible during that visit.

BEFORE WE COME OUT

A useful survey starts with a clear brief.

1. Share the property and the concern

Tell us the address, property type, approximate roof size and height, and the areas you want checked. Mention leaks, repeated animal activity, recent changes or existing reports. Do not climb or use a ladder to take photographs.

2. Agree access, method and price

Ground access, neighbouring land, overhead cables, trees and people below may affect the plan. Drone use is subject to suitability, weather and any applicable airspace or site restrictions. The safe survey method and total quote are confirmed before booking.

3. Review what was visible

Agree your required images and reporting in advance. Findings should distinguish visible concerns, areas that could not be assessed and any recommended further specialist investigation. Any subsequent work is discussed separately.

USEFUL TO KNOW

Your questions, answered.

How much does a roof survey cost?

Residential roof surveys start from £195 + VAT (£234 including VAT). Commercial surveys start from £495 + VAT (£594 including VAT). These are per-survey starting prices. The final quote depends on size, complexity, location, safe access, survey method and reporting.

Is this a structural roof survey?

No. This is a visual roof and pest-entry assessment of the agreed accessible areas. It does not certify structural integrity, reveal hidden defects or replace a building survey by an appropriately qualified professional.

Is a drone used on every visit?

The suitable method is agreed for each property. A drone is not appropriate for every site or weather condition, and flight restrictions, nearby obstacles and safe operating space must be considered.

Will I receive photographs, video or a written report?

Tell us what you need when enquiring. The images, footage, findings summary or other reporting included in your quote are agreed before booking; do not assume a specialist structural report is included.

Can you arrange quarterly roof checks?

Yes, you can enquire about planned repeat visits, including quarterly checks. The frequency, areas to assess, reporting and price are agreed for your property. A repeat check does not guarantee that a defect or pest problem cannot develop between visits.

Do you cover Gainsborough and the rest of Lincolnshire?

Yes. We cover Lincolnshire, including Gainsborough. Share the property address so we can discuss travel, access and availability as part of the quote.

Will the survey stop birds or squirrels visiting the roof?

A survey records visible conditions; it does not itself stop animal activity. Any suitable pest treatment or proofing is a separate service, subject to the site, species and wildlife protections.
